Ok some of you guy in the area know that im pondering the idea of moving to this area. I have asked alot of questions about this area from people I know here and there. So far i diggin what im hearing about this area.
My question is which place is cheaper to live Vero Beach or Melbourne? I have looked at some real estate listing in the past, but have determined if it was on the beach close to the beach, or 5-10 miles from the beach, and dont know the area. I wount be moving down that way for a while, just trying to get some facts about cost of living,
Keep in mind that i live on the Outer Banks Of NC and really cant find a affordable/decent house to buy in my area. Im talking nothing under 300K
both are expensive but Vero is going to run more. If you're thinking of the melbourne area, check out Viera and Suntree, which is north of melbourne maybe 5-10 miles max. You should be able to find something for around 200-250 in that area, and it's clean with good school.
well anywhere from WPB to Titusville is cool with me. I just want to buy a house that in a quiet neighborhood(non tourist area)perferablly close to the beach 5-10 minute drive. near shopping/dinning/and other thing you look for when moving.
Ill feel better when i can walk outside in the winter, with shorts on with no shoes, and see palm trees.

No way. You can't really find much of anything in Viera or Suntree that is under $300K. It gets worse by the month too.

Real estate here in Brevard County is absurd compared to the low wages. Since I am in the middle of selling a house and buying a house as we speak, I'll give you a breakdown of the different areas as I've seen them currently:
Melbourne--near shopping and dining--a house that is ready to move into is going to run about $200,000 and up.
Viera/Suntree--very new and near brand new shopping and dining--a house that is ready to move into is going to run about $275,000 and up.
Rockledge--near shopping and dining--a house that is ready to move into is going to run about $225,000 and up.
Cocoa--some nice areas, lots that aren't though--a house that is ready to move into is going to run about $175,000 and up.
Merritt Island--in between the mainland and beaches, near shopping and dining--a house that is ready to move into is going to run about $285,000 and up.
Port St. John--also known as "Port-O-John," purely residential, a ways from shopping and dining, has nearly no restrictions on properties (a person could come set a trailor on the lot next to you and have 5 Camaros up on blocks in the front yard--a house that is ready to move into is going to run about $160,000 and up.
Titusville--mainly residential with two dead shopping plazas, farther than Port St. John from any real shopping and dining, lots of old houses--a house that is ready to move into is going to run about $160,000 and up.
Mims--get your 4 wheel drive pickup and cowboy hat, you've got a pretty mouth, nuff said?--a house that is ready to move into is going to run about $130,000 and up.
That's pretty much it from South to North. I intentionally left out the beaches because unless you want to pay around $400,000 or more, you are not going to find anything worth buying. Merritt Island is like the hub of Brevard but Viera/Suntree is catching up fast because there was a super nice mall that just went up there which included a new movie theater and a lot of nice shops/restaurants. Also, there is a Super Wal-Mart and a Super Target there as well. Good luck in your searches, I hope I was a little bit of help.

hahaha thanks man Alot of the things that you describ, sounds like here. Same sh*t different state. I guess Ill actually have to go down there, so I can see the areas for myself, but hte prices are what I was Expected.
Vero is nice too. You can find pretty nice homes right in the middle of the mall and the beach for around $160,000 and up. Most will probably be closer to 200k and up.
Whats the touist situation like? Is it mainly a tourist vacation area "hot spot"
dude, Vero is like hick country. Its getting bigger pretty fast, but I would hardly call Vero a town, let alone a city. All they do for fun up there is go off roading and shoot at sh*t with guns.
It is certianly much more affordable than a lot of areas in Southern Florida though. My house for example, we bought 3.5 years ago for 160k, it is now worth 450k easy. A house of the same size, in vero, Would probably be closer to 250k.

In Brevard, you get lots of tourists around Spring Break and the summer time. You only run into them on the beachside though. In the winter, the snow birds are down and they are evenly mixed everywhere. All in all, these tourists and snow birds are the least of your worries. The elderly are everywhere you turn and they all drive Cadillacs and Lincolns and can't see sh*t. You can't escape them either, they are here year round.
That cool ,as long as I dont have to deal with asshole, that are on vacation, that think they own the place, and you owe them a favor. Old people are cool, they dont throw parties till 6 in the morning. Plus when i get older ill wont have to move again. LOL
