I've been at Carls house when 'someone' did an oil change and forgot to reinstall their drain plug. IIRC, cleanup was quick and easy.

Not sure if all coated floors suffer from this, but his floor was sweating & beading a good amonut of water once when I was there. Guess the ground was cold and the air was warm. Made things kind of slippery.

some floor paints offer a texture additive maybe its sand to help it from being like ice when it gets wet. I have used oil based and had good luck. Takes two days to dry but it held up well.

my "garage floor paint" is last weeks oil change.

In all seriousness, at my old place, me and my roommate put down that baer garage floor paint. For being something like $30+ a gallon plus all the cleaners and etchers, it was a waste. We spent a night cleaning the floor to spec and finnaly painting it. It chip'd up within 3 months.

Last summer I painted half my 4 car garage floor with the Rustoleum Epoxyshield stuff. Definitely better than bare concrete, but after the pounding of this winter we'll see how it holds up. I have yet to clean it whatsoever since I painted it so I really don't know how it's holding up.

Then you didn't do it correctly somehow.... I have had that stuff on for ages, and there is no problems. However I sanded the floor first..

Painting concrete is rarely a good idea. Concrete is porous and when water wicks through it, no floor coating is going to stay put. I've had to maintain painted concrete floors enough that I probably won't ever paint one. The only thing I'd try is that UGL Drylok and I'd do a small test area to abuse before I'd do a whole slab. I too would like to know how that epoxyshield holds up.

Last summer I painted my 2 car garage with Rustoleum Epoxyshield. It has been a great addition to the garage. It has held up fine, even against brake fluid, brake cleaner, paint thinner. I like it. The only item I used that was not in the kit, was a concrete etcher from McMaster Carr. One thing to also keep in mind, the house was just recently built, so I mainly just had to remove the dust from the floor (no stains, chips, etc.) I do clean the floor, about every weekend. Simply a mop and bucket and your good to go.

Griot's Garage makes real good garage floor paint. Expensive, but probably the best stuff out there.

You guys should try some Dulux Industrial coatings. They even have some epoxies that you can put over oil soaked concrete with no peeling. Not every Dulux carries indutrial coatings though. Dulux is one of the largest paint companies in the world. This is not cheap stuff but your not re-coating every year or so, most even have a warranty.

Drylok is the last thing you want to put on it. Did plenty of places with that stuff , and cleaned up other peoples stupidity too. Seals the concrete , and if the water does come up - so will the concrete. So ummm, dont do it

The epoxy stuff seems to work great for everyone , regardless of brand or concrete condition.
